Rents run from $1,000 a month for an unfurnished studio to $2,150 for a furnished two bedroom, as of August 2026. One bedrooms run $1,250 to $1,650. The lower end of each range is unfurnished and the higher end is furnished.

The Metro is at 1827 Albert Street in downtown Regina, SK. Cornwall Centre and City Square Plaza are both about a five minute walk. Mosaic Stadium is about fifteen minutes on foot.

Yes to parking and no to living there. The Metro has one hundred and twenty heated underground stalls at $150 a month, and they're available to the public as well as residents. Access is by key card and the parkade has camera coverage.

Yes. There are seventy indoor heated storage units in the building. twenty square feet is $50 a month and forty square feet is $80 a month. Like parking, you don't have to be a resident to rent one.

Some do. All two bedroom suites and the larger one bedrooms (534 to 640 square feet) include a washer and dryer in the suite. Studios and standard one bedrooms don't.

Suites without in-suite laundry have access to shared laundry in the building.

Yes, and without the usual restrictions. We don't limit pets by size, by breed, or by number. There's a one-time $150 pet fee and $25 a month per pet, and that's the whole policy.

Most downtown buildings cap you at one cat, or draw a line at twenty-five pounds. We don't. If you've been turned down somewhere because of a big dog or a second animal, come talk to us.

Water and Heat are included in your rent. Electricity is not, so you'll set up your own account and pay that separately.

In a Regina winter, heat being included is the one worth noticing. It means your January cost of living is the same as your July cost of living.

12 months is our standard, but the term is negotiable. If that doesn't fit your situation, tell us what does and we'll try to make it work. We'd rather find an arrangement that suits you than lose a good tenant over the calendar.

Yes. Some suites are available furnished on monthly leases, which suits people relocating to Regina, working here on contract, or between homes. Furnished runs roughly $300 to $450 a month above the unfurnished rate for the same layout. Ask us what's available.

Yes. There's key card entry at every exterior door and at the parkade, camera coverage in common areas and the parkade, on site staff during business hours, and secure heated underground parking so you're not walking to a surface lot after dark. It's also a newer building rather than a converted older walk up.

Residents have a fitness room with cardio equipment and free weights, a dry sauna, a steam room, a resident lounge with games, and a shared work space. All of it is inside the building, with no membership and nowhere to drive.

Fill out the application on our Apply page. You'll need photo ID, proof of income (a recent paystub, a letter from your employer, or a T4), and contact details for your current and previous landlord. We'll be in touch as quickly as we can, and we'll tell you where things stand rather than leaving you wondering.

Availability changes month to month. Rather than publish a list that goes stale, we'd rather you tell us what you're looking for and we'll call you when it matches. If we have something today, we'll say so on that call.

The security deposit is one month's rent. There's no application fee. Applying costs you nothing but the time it takes to fill out the form.

The Metro is entirely smoke free. No smoking, vaping, e-cigarettes, or cannabis anywhere on the property, including suites, common areas, and the parkade. Smoking anything inside the building carries a $500 fee each time.

We're direct about this because it's one of the things residents tell us they care about most. If you've lived next to a smoker, you already know why.

Yes. There's guest parking in the underground parkade, so someone visiting you isn't circling the block or feeding a meter. Heated and indoors, same as resident parking.

If you live at The Metro, use the maintenance request form on our Residents page. It goes straight to our maintenance team and lets you attach a photo, tell us whether we can enter when you're out, and note any pets in the suite. For anything urgent, call (306) 700-5121.
